Operations Manager (Durban)

Compliance and maintenance

  • Responsible for the maintenance of property and equipment so they are fully operational at all times
  • Responsible for tools, materials, equipment and upkeep of asset register
  • Responsible for budget preparation of all expenses and utilities for the centres
  • Have a firm understanding of Utility management. Monitor and control where possible, the consumption of electricity, water and to be able to motivate excess consumption queries
  • Set and implement planned / preventative / emergency maintenance
  • Ensure that life cycle planning preventative maintenance plans over a five-year period are set for properties under management
  • Ensure timeous responses to complaints received from tenants, suppliers, shoppers (specifically in respect operations)
  • Project Manager tenant coordination, new, revamped and extension installations 
  • Project management and management of tenant take-backs, reinstatement and reversion to base building
  • Carry out the above duties within a specified budget and be answerable for any excess expenditure
  • Manage and co-ordinate all works with handyman on site
  • Manage soft service contractors and report on quality of services
  • Co-ordination with local authorities
  • Manage and investigate insurance risks, immediate reporting of incidents and manage claims process
  • Ensure Tenant OHS and operational compliance with regulations and Agreement of Lease & House Rules
  • Revision & Circulation of House Rules - annually
  • Evacuation Drills – bi-annually
  • Weekly Team reviews with centre management & full supplier team (Wednesdays)
  • Weekly Walk-about meeting with Centre/Marketing Manager and full supplier team (Tuesdays) 
  • Marketing support including management of event installations by others and inhouse team (e.g. Xmas décor & fairs); preparation of safety files for events e.g Annual Wine Prive (Safety File and Set-up and break-down); Exhibition court i.e compliance with OHS and Court Space rules


  • Excellent knowledge of safety, fire and emergency procedures
  • Risk Management including good knowledge of the Occupational Health and Safety Act
  • 100% computer literate & proficient (full MS package & online procurement & budgeting)
  • Well-developed report writing skills (English)
  • Budgeting and cost control – practical and on-the-job experience
  • Procurement skills
  • Familiar with service level agreements (SLA’s) 
  • Familiar with Tenant/Landlord commercial relationship & related lease agreements
  • Stakeholder management skills 
  • Project Management skills essential (capex projects)
  • Tenant Coordination & Installation skills & validated experience essential
  • Understanding of engineering an advantage (structural, mechanical, civil)
  • Excellent verbal and written communication skills especially in communication to clients, suppliers, shoppers, professionals, Fire Department, SAPS, Crime Prevention Groups & the employees of local authority (EThekwini Municipality)


•    Diploma or BSc Property Studies or Building Science or Facilities Management or relevant qualification together with five years’ Shopping Centre or Built or Retail Property experience

•    Experience in Small Regional shopping centre in excess of 35000sqm & similar Shopping Centre/Retail Property Experience an advantage

•    Demonstrable understanding of Property & Facilities Management
